16. The Development of Fuhe Area in Baoding

I. Project Content

The project is located in the boundaries of the old city in Baoding, belonging to the old city reconstruction project. The municipal government will give it a unified removal and rebuilding and support it with municipal roads, public facilities and green space. It is planned to sell net land of 23.32 hectares and it has a planning construction area of 604.9 thousand square meters including residence of 460.1 thousand square meters, commerce of 144.8 thousand square meters.

III. Market Analysis

Baoding has a population of more than 1 million, with a great potential demand for home buying. The Fuhe area, after the completion, will become a place containing ecological environment, cultural landscape and commercial residential, and it will become a big stage to meet and accommodate various recreational needs of the residents, which, no doubt, will attract more lifestyle-oriented buyers.

Baoding is located in Beijing-Tianjin-Baoding Triangle area of Bohai Bay Economic Development Zone. It has an obvious geographic advantages and well-developed transport. The city center is 140 km away from Beijing, 145 km away from Tianjin, 125 km away from Shijiazhuang. Capital Airport, Zhengding Airport and Tianjin, Qinhuangdao, Huanghua, and other harbors can be arrived through nonstop means. Beijing-Guangzhou railway, 107 State Road, Beijing-Shenzhen expressway and Tianjin-Baoding expressway cross the urban district. Baoba railway and Shenhuang railway will connect the three major railway lines, Beijing-Kowloon, Beijing-Guangzhou, Tianjin-Shanghai. All of these provide Baoding with a transportation network extending in all directions.

III. Market Analysis

Combined with the renovation of the railway station, the completed Xidayuan area will form the core areas of Baoding with full functions and distinctive features. It can function as municipal business services corresponding with the northern business center, and the service facilities for culture and entertainment, as well as business office.

18. The Construction of the Railway Station Square and the Old City Reconstruction in Dingzhou

I. Project Content:

The construction scale of the project: the project covers an area of 400 mu, about 260 mu for the Station Square, 140 mu for the reconstruction of the surrounding old city. Municipal infrastructures include the hardening and greening of the railway station square, parking lot, etc. The old city reconstruction project includes commodity logistics centers, hotels, restaurants, office buildings and entertainment facilities, etc.

The total investment is 198.83 million dollars, of which 52.63 million dollars is for the investment in public projects and 146.2 million dollars is for the real estate development and investment.

The four boundaries of the project: east: to the east wall of the gear plant, south: to Xinghua Road, west: to Boling Street-Beijing-Guangzhou railway, north: to Xingding Road. The traffic is convenient and water, electricity, gas, communication is complete, wich can ensure the needs of the project.
