An urban plot in Hong Kong's western Kowloon was sold on Tuesday for HK$5.56 billion, 32 percent higher than the bottom price.

Though the sale price was lower than market expectations, analysts said it reflected a warming-up in the local property market.

Real-estate behemoth Sung Hung Kai Properties successfully outbid other developers such as Nan Fung Group, New World Development, K Wah International and Chinachem Group to acquire the 122,204-square-feet site.

Surveyors estimated the land would be sold in the HK$5.5 billion and HK$6.87 billion range because of its waterfront location and middle-class neighborhood.

Analysts forecast the sale to be higher than another residential site in the area that went up for auction last month.

Wah International, Sino Land, Chinese Estate Holdings Group and Nan Fung Group joined hands to secure the land for HK$4 billion, or HK$6,147 per square foot.

The auction on Tuesday was sluggish, prompting the auctioneer to woo bidders by lowering the size of the increment from HK$50 million to HK$20 million. The land was eventually sold for HK$5.6 billion or HK$6,066 per square feet.

Auctioneer Chris Mills said the selling price was at the lower end of the estimation, but it is higher than the government's estimate of HK$5.25 billion.

A spokesperson of Sun Hung Kai confirmed the company solely bid the land for HK$5.56 billion.

Lui Chee-woo, chairman of K Wah International, said the selling price is in line with market expectation. "The sentiment during the auction was okay," he said.

Steward Leung Chi-kin, executive director of New World Development, said the price per foot is lower than the adjacent land because it is located relatively far from the waterfront.

The land is located at Hoi Fai Road in western Kowloon. The site comprises 122,204 square feet, with a gross floor area of 916,522 square feet including 122,203 square feet reserved for commercial usage.
